Will you be PCS’ing to Ft. Lewis or McChord AFB (Joint Base Lewis-McChord) in the near future? I offer my services, and those of my team, to members of the armed forces in the JBLM area, and have done so since my retirement from Fort Lewis in 2004. Phil Sharp Homes is committed to service members PCS'ing to Ft. Lewis and McChord AFB. My staff and I have experienced many, many PCS moves, and we use those experiences as the basis for how we operate. Our plan is to educate you on the Ft Lewis area and home buying process, expose you to all of the homes in the area that meet your needs, and get you into a home as quickly and as inexpensively as possible.
My name is Phil Sharp, and I am a Real Estate Broker in the Fort Lewis and McChordAFB (JBLM) area in western Washington. My service area includes the perimeter of the base (Joint Base Lewis-McChord), in Pierce and Thurston County WA. In addition to bringing the Army Values with me to the private sector, I also operate with a clear plan for each of my clients. The plan is based upon my experiences during many PCS moves, and recognition of the fact that time is of the essence.
Whether you are TDY for house hunting, or trying to get settled prior to a deployment or school, you expect the undivided attention of your agent while looking for and closing on your home, and I assure you that you will get that attention from me. When the time comes to get serious about talking with an agent, Please give me a call. In the meantime, be sure to make use of the resources I offer both on the web and thru my staff:
If you would like for us to search (manually) for you just let Stephanie or I know....We do only manual searches, the automated ones are spam generators!
When My family and I PCS’d to Ft. Lewis, I received many suggestions on where to live. It seemed at that time that Lacey and Olympia were the most popular areas. Currenty, I believe that the most desirable areas are Lacey/Olympia, followed closely by the up and coming town of Yelm. Areas to the north, such as Spanaway and Graham, are also popular because of lower prices and ease of commute to Tacoma and Seattle.
Lacey-Olympia: Olympia is the State Capital, and is adjoined by Lacey to the north/east. The community is known for housing several colleges, a large and growing industrial complex in Hawks Priarie, and for less congestion and a more rural feel. To learn more about Lacey and Olympia, please visit the Community Information Pages… Olympia Information. Lacey Information.
Yelm (And Roy): Yelm is a small agricultural town, separated from I-5 by JBLM. Yelm is a rapidly growing town, which has become very popular with the military. Because of it’s small town charm, great school’s, proximity to post, and easy commute if you need to visit cities to the north or the south…People have discovered that Yelm has a lot to offer. To learn more about Yelm, visit the Yelm Washington Community Page.

Need information about what to expect when you PCS to Ft. Lewis Wa? I offer real estate education and information to the Soldiers and Airmen Stationed in western Washington, both at Ft. Lewis as well as other military installations in the area.
JBLM BAH Rates: JBLM, Ft. Lewis and McChord AFB BAH rates; The Tacoma WA BAH rate is the BAH rate used for all personnel assigned to JBLM.
Ft. Lewis Housing: Fort Lewis Washington Housing information is available on this website. For the Ft. Lewis Housing Office serving all of JBLM, please visit the Ft. Lewis website or call housing directly at 253-912-2150.
My service area generally includes the perimeter of JBLM, out to a distance of 30-45 minutes. I have found, and know from personal experience, that more than 45 minutes from the unit/barracks can be painful.
I do work beyond the “perimeter” more frequently when helping folks who will be retiring in the near future, and want to be in the country…or closer to Seattle. I also work with people already retired, who are looking to move up, down-size, or who just want a change of scenery.
While I am licenced and able to sell any home in Washington, the following are the towns within 45 minutes of JBLM that I am used to working in. I am kind of opinionated, and while I have listed all of the communities close to post, however, there are some that I may try to get you to avoid…
• Olympia • Lacey • Tumwater
• Yelm • Spanaway • Graham
• Roy • Dupont • Steilacoom
• Rainier • Puyallup • Lakewood
• Univercity Place • Tacoma • Eatonville

If you are PCS'ing to Fort Lewis, and would like to work with a real estate agent experienced in helping military families find housing; I would love to be your agent. I retired from Fort Lewis in 2004, after working at 1st Corps and USAG. JBLM and Fort Lewis is the Army's force projection platform for the Pacific region, complemented by the 25th ID in Hawaii. For information on other Tennant Units of Fort Lewis please refer to the links below. My opinion of Fort Lewis is that it is one of the nicest duty stations in CONUS. The recreation opportunities are endless, as are employment and education opportunities for family members. I can remember in my career looking forward to assignments that would allow me to ski, boat, fish etc. You can do it all here; we have the largest city in the northwest less than and hour away. Salt water fishing in the Puget Sound (the ocean is an hour and a half); Skiing at Snoqualmie Pass is two hours, and Portland is two hours south.I have included local community and Ft Lewis links for your use, and remember; prior to obtaining housing you are required to check in with the JBLM Housing office.
