Why Should You Use a Realtor?

Many people do not feel it is very beneficial to use a Realtor for the purchase or sale of a home.  They think they can save a lot of money by doing the job themselves.  The fact of the matter is this is just not true.

There is no reason if you are purchasing a home to not use a Realtor.  Realtors are FREE to home buyers.  They have access to the MLS (multiple listing service) so it is much easier for them to find you a home rather than you doing your own home searches.  Realtors can also help you negotiate the price of a home resulting in you getting a better deal on a property.  Your Real Estate Agent will also take you through the inspection and appraisal process so you can understand it better.  In the end, using a realtor to purchase a home will alleviate stress, help you make an informed decision, and not cost you a dime.

When selling your home it is extremely important to hire a Realtor.  Realtors are trained professionals with experience and extensive knowledge of the local real estate market.  Your Realtor will do a market analysis (usually for free) on your home to give you an idea of what your house will sell for.  They also have access to a full list of comparable home sales in your area.  You have a much better chance of selling your home faster and for more money if you use a licensed Real Estate Agent.

The relationships Real Estate Agents have with other Realtors is very important.  Your agent has the ability to hold open houses to expose your house to other Real Estate Agents.  These others Realtors have buyers that may be interested in your home. Marketing to other agents is a key element in getting your home sold.

Your Realtor will know what needs to be done to your home prior to putting it on the market.  They may suggest things like painting, removing personal items (ie family photos), and de-cluttering.  A Real Estate Agent is there to offer any tips and tricks that will sell your home quickly and for top dollar.  

The most important reason for hiring a Realtor is that there is a lot of paperwork and red tape involved.  Real Estate Agents know all the rules and laws that go with buying and selling homes.  They will make sure all paperwork is done correctly and in a timely manner since their commission depends on it.  Your Realtor will tie up any loose ends and answer all questions before the closing of a home.  Any issues that need to be resolved they take care of.  This can save you many headaches in the end.
