The financial crisis has resulted in dramatic changes to the way mortgage lenders look at the value of the homes they are willing to lend money on. One of the more significant is in the interpretation of property condition reports provided by appraisers. If you are purchasing a home using a VA loan guarantee, the VA controls the appraisal process, and has empowered their appraisers to perform some home inspection functions. While the appraiser won’t inspect the electrical system, or test the furnace, he or she will state the obvious and apparent defects with the home. BLUF…the home must be livable, and must not have any maintenance issues that could cause the property to decline in value.
If you are interested in purchasing a fixer, there are ways to make it happen. Whether or not you are getting a VA loan, get an experienced Realtor. One who does enough business/has enough experience to know what to expect from an appraiser in various situations….and one who knows the intricacies and challenges of rehab loans. A less experienced Realtor may not be able to help you assess your fixer accurately, which could result in paying for an appraisal on a property that cannot be financed. It happens all the time…
