PCS’ing to Ft. Lewis, and Getting Pre-Qualified For A VA Home Loan

The starting point of the home buying process, after finding the right representation, is to get pre-qualified for a home loan. I will discuss the process in this newsletter, and also introduce our

Pre-qualification in 2013 is much easier than you may have heard from years past. A lender experience at working with Military/relocating buyers should have no issues qualifying you by email/phone. Most of the information needed is contained in your credit report, and your VA certificate (if you choose to use your VA benefits) is available to VA lenders online.

The lender will normally issue a pre-qualification letter upon verifying that you have acceptable credit, not too much debt, and enough income. With today’s interest rates, you may be surprised at what you qualify for…however, the NCO in me says “just because you qualify, doesn’t mean you need to spend that much”.

Once you are pre-qualified, you can make an offer on a home. In order to complete the process and finalize the loan approval, you will typically need to provide the lender with the “ list of two’s”. 2 months LES/pay-stubs, 2 months bank stmts, 2 years of W-2’s or Tax Returns, and any other pertinent info such as child support, alimony etc.

So…I mentioned our new team member and lender, Mike and Brook Villano & Veterans United Home Loans. After working with a local lender for the past 10 years, a really good one….she retired on me. This past summer, I spent quite a bit of time and effort vetting and ultimately choosing a new lender to refer my customers to.   6. 3.9% Proportion of homes listed for sale at end of 2nd quarter with asking price below $80,000.

  7. 29.6% Increase in dollar value of single-family building permits for new construction issued in 2nd quarter 2013 compared to year earlier.

  8. 34,845 Number of homes listed for sale on MLSs at end of 2nd quarter; 40.7% less than the same time in 2008.

  9. $251,100 Median existing home price, 2nd Quarter 2013; 6.4% higher than previous year.

  10. 20,000 Reduction in seriously delinquent mortgages between 2nd quarter of 2012 and 2nd quarter of 2013. Still nearly 60,000 in jeopardy of foreclosure.

  11. 5.9% Increase in average apartment rent between March 2012 and March 2013
